Home Buying Survey
You can choose from three levels of survey when buying property.

Property Valuations or “basic survey” are mandatory for the mortgage company to approve your mortgage application.
A Property Valuation will check the property is of sound structure for insurance purposes.

The more detailed Home Buyers Survey takes a good look at your prospective property, identifies any major problems and makes suggestions for improvements.
Home Buyers surveys are published as a report, some 20 pages in length.

Full Structural surveys cost around £1000 are mainly aimed at properties that potentially have major structural defects.

Government Stamp Duty Tax
A one-off tax you must pay the government when buying property.
Works on a sliding scale between 0 and 4% of property value.
Up to £125,000 = 0%,
£125,001 to £250,000 = 1%,
£250,001 to £500,000 = 3%,
£500,001+ = 4%.
